The roof and gable of a house among fall treesThis fall

This season

$239

Fall & Winter Home Preparation

The outdoor tap left on in November is the pipe that bursts in January.

  • Outdoor taps shut off and drained
  • Furnace filter replaced
  • Humidifier switched over for the season
  • Smoke and CO alarms tested
  • Sump pump tested before the freeze, where present
  • Doors and windows checked for drafts

One visit before the freeze, for homes up to two storeys and 2,000 sq ft; larger homes are quoted. Add eavestrough cleaning on the same visit: bungalow $169, two-storey $239, taller homes quoted. Anything found is quoted first, never added silently.

Eavestrough Cleaning

Full eavestroughs send meltwater over the edge and down the walls, where it does not belong.

  • Eavestroughs cleared of leaves and debris
  • Downspouts checked for flow
  • Debris bagged and taken away
  • Loose or damaged sections noted, quoted before any repair

Bungalow $199, two-storey $279; taller homes are quoted. Added to a Fall & Winter visit: $169 and $239.

Home Inspection

A leak under a sink, a tank rusting at the base, a sump pump that has not run in a year.

  • The common leak points
  • Sump pump and backwater valve
  • Hot water tank age and temperature
  • Furnace, filter and alarms
  • Visible foundation walls checked for cracks and signs of water
  • Grading and drainage around the house
  • Electrical panel checked visually
  • Windows, doors and moisture signs

A condition check of your home, not a pre-purchase inspection. A written baseline report with findings, priorities and insurance-relevant observations. Homes up to 2,000 sq ft; larger homes and multi-unit properties are quoted.

Independent Roof Inspection

An honest look at your roof from someone who isn't selling you a new one. We recommend work only when it's needed.

  • On the roof, not from the street
  • Shingles, valleys, flashing, vents, pipe boots, chimney and skylights
  • Soffits, fascia and eavestroughs checked from the roof
  • Signs of animals getting in, and branches that give them a way up
  • Attic: water, frost, insulation, ventilation, and fans venting into the attic
  • A photo report with what needs attention now, what can wait, and the roof's estimated remaining life

$189 when added to the Home Inspection. Homes over two storeys are quoted. If weather keeps us off the roof, we come back for that part at no charge.

Snowbird Home Watch

Powered by Still There™

Your house reports in every day, even when the internet is out.

While you're away for the winter, your house still needs someone watching it. A furnace that stops, a pipe that freezes or a slow leak can go unnoticed for weeks in an empty house. Most insurers also require regular checks while you're away. Snowbird Home Watch does both: sensors watch your home every day, and our team responds in person when something changes.

  • Still There™ sensing with 4 sensors: 2 temperature and humidity, 2 water leak
  • Your home's health from anywhere, in the Still There™ app*
  • A cellular connection, so it works without your internet
  • We check in person when a reading changes or the house goes quiet. The first alert visit each month is included, then $79 each.
  • A weekly report to you and your family
  • Setup and pickup: $199. This covers installation, the departure checklist, and removal at the end of the season.

Save up to 30% with our neighbourhood referral program.

You and your neighbour each get 10% off visits for every neighbour who joins, up to 30%. The discount applies to visits only.

Home Safety Assessment

Most homes have a few things worth fixing. You do not know which ones until someone looks.

  • Entrances, steps and railings
  • Lighting in halls and stairways
  • Tub and shower access and grab points
  • Water temperature at the tap
  • Floors, rugs and trip points
  • Smoke and CO alarms
  • Outside walkways
  • A written list of what would help, in priority order, with estimated costs

A room-by-room visit by a professional home assessor. A written list of what would help, in priority order, with estimated costs and the grants and tax credits you may qualify for. No obligation. A practical home review, not a clinical or occupational therapy assessment.

Grab Bars, Supplied and Installed

A grab bar is most useful before the day it is needed.

  • Two stainless steel grab bars, up to 24 inches
  • Placed with you, where they will actually help
  • Secured to studs or with load-rated anchors
  • No drywall opening, no wall repairs

Intended for a quick response: our team prioritizes grab bar requests and calls you to schedule the visit.

Handrails, Installed

A rail that fits your stairs is the one your hand finds without looking.

  • Measured on site and drawn before it is built
  • Checked against the handrail requirements of the Ontario Building Code, Part 9
  • Aluminum handrail with an anti-slip grip, four finishes
  • Fixed price in writing on the day of the visit
  • One year on labour, five-year guarantee on materials

A measure-and-install visit: the assessor measures the stairs, confirms the mounting and shows you the drawing and a fixed price in writing the same day. Nothing starts without your approval in writing.
